How Windfal works

Listing your home

Listing a home is a big, public step. There's an asking price everyone can see, a sign on the lawn, and showings. Once it's listed, the clock starts. Buyers and agents can see how many days it's been on the market, and a home that sits too long is often seen as overpriced, which can push the price down. Listing also commits you to a public process that's hard to undo.

With Windfal

Many homeowners would sell at the right price, but they don't want to list their home only to find out whether a buyer will pay it. Windfal lets you set your price privately. Verified agents who reach out already know what it is. There's no public listing and no days on the market counting against you.

Windfal is available across the Edmonton metro for single-family homes, duplexes, triplexes, and townhomes, including townhomes in condo complexes. Homes in apartment buildings are coming soon.

  1. Step 1

    Name your price

    Enter your address and the price you'd actually sell at. Not market value, not an estimate. Yours.

    • To start, you need three things: your address, your Windfal Price, and an account. Your Windfal Price is the price that would make a move worth it to you. It isn't an estimate of what your home is worth.

    • Create your account with Google, Apple, or an email and password, and your home is visible to verified agents right away.

    • From your dashboard, you can add your home's details, including square footage, bedrooms, bathrooms, year built, levels, and garage, along with photos, a description, and features. The more agents know about your home, the more precisely they can match it to the right buyer. You can change your price whenever you like.

  2. Step 2

    Verified agents see your home

    Licensed Edmonton agents we've verified can see your home, its details, and your price, and can share it with a buyer through a private link. None of it is shown to the public.

    • Agents have to apply to Windfal and be approved before they can see any homes. We check their credentials against the Real Estate Council of Alberta (RECA), which licenses real estate professionals in Alberta, and the Canadian Real Estate Association (CREA), the national organization agents across Canada belong to. We also review each agent's professional background and reputation, so a licence alone doesn't guarantee access to Windfal.

    • Agents only see what you've entered: your address, your Windfal Price, and any details, photos, or description you add. You decide what goes on your profile, and you can update it anytime. Agents see your price up front, so any agent who reaches out already knows where you stand.

    • The public sees nothing. Your home isn't on the MLS, REALTOR.ca, or any public site, and there's no sign on the lawn and no open houses.

  3. Step 3

    Agents message you through Windfal

    When an agent is interested, they message you through your Windfal account. We never share your phone number or email, and you decide whether to reply.

    • A message starts a conversation, not a commitment. You can ask questions or decline at any point. Whether you share your contact details is up to you.

    • Agents pay a monthly subscription to use Windfal and must follow our strict no-spam policy. Agents who spam homeowners are removed from Windfal. If a message ever feels inappropriate or unprofessional, let us know at support@windfal.com.

    Step 4

    Get your price, plus a share of the commission

    If you sell through Windfal, the buyer pays the commission on top of your Windfal Price, so none of it comes out of your price. Because there's no listing agent, part of that commission comes to you at closing.

    • If you decide to sell, you don't need a listing agent. The sale is completed by real estate lawyers, like any home sale. Your own lawyer handles the legal side, and we can connect you with one in the Edmonton area if you need it. Our team can also answer questions about how Windfal works along the way.

    • The commission follows the structure commonly used in Alberta: 7% on the first $100,000 and 3% on the rest. The buyer pays it, and it's shared between the buyer's agent, Windfal, and you. If you join during our Edmonton launch, you receive 31.25% of it at closing, on top of your Windfal Price.

Free or Premium

Windfal is free to you. Your profile, your home's visibility to verified agents, messaging, and your share of the commission at closing all come with a free account. Windfal Premium is an optional $200 one-time upgrade that adds an in-home inspection, a verified badge, your Condition Score and full report, and a floor plan.
