Frequently asked questions
Answers to common questions about Windfal, including who sees your Windfal Price, how agents are verified, and how you get paid.
Is this the same as listing my home?
No. Listing usually means hiring an agent to put your home on the MLS (Multiple Listing Service), the system agents use to advertise homes for sale. It's what feeds sites like REALTOR.ca. A listed home has a public asking price, a sign on the lawn, and open houses. None of that happens on Windfal. When you sign up, your home is visible to verified Edmonton agents on Windfal, who see your address and the details you add. A verified agent can also share your profile with a buyer they're working with, through a private link made for that buyer. Your home is never public, and shared links stay out of search engines.
Who can see my Windfal Price?
Verified agents on Windfal, and any buyer a verified agent shares your profile with through a private link. Your price is never shown to the public, to buyers browsing online, or to your neighbours. A shared link works only while the agent stays verified and your home stays on the map, and the buyer contacts the agent, not you. Because agents can see your price up front, they know what it would take to start a serious conversation. Agents also pay a monthly subscription to use Windfal, and they're expected to follow our strict no-spam policy and conduct themselves professionally at all times. Agents who spam homeowners are removed from Windfal. If a message ever feels inappropriate or unprofessional, let us know at support@windfal.com.
Who are the agents, and how do you vet them?
Agents have to apply to use Windfal. When they apply, they provide their professional credentials, and we verify them before they can see any homes. We check two sources. The first is the Real Estate Council of Alberta (RECA), the provincial body that licenses and regulates real estate professionals, and anyone working as a real estate agent in Alberta must be licensed by RECA. The second is the Canadian Real Estate Association (CREA), the national organization real estate agents across Canada belong to, which also runs REALTOR.ca. We also review each agent's professional background and reputation, so a licence alone doesn't guarantee access to Windfal.
What happens when an agent contacts me? Do I have to sell?
Agents can only message you inside Windfal. We never share your phone number or email with anyone, and whether you ever give out your contact details is up to you. A message starts a conversation, not a commitment. You can ask questions or decline at any point. If you decide to move forward, the sale is completed with real estate lawyers like any home sale, and you don't need to hire a listing agent. Your own lawyer handles the legal side of the sale, and we can connect you with real estate lawyers in the Edmonton area if you need one. Our team is also available to answer questions about how Windfal works along the way.
How does Windfal make money if it's free for me?
Agents pay a monthly subscription to use Windfal. If a sale closes, Windfal also receives a small share of the commission. Homeowners can choose Windfal Premium, a $200 in-home inspection and report, but Free works fully on its own.
How do I get paid when my home sells?
If you sell through Windfal, the buyer pays the commission on top of your Windfal Price, so none of it comes out of your price. Because there's no listing agent, part of that commission comes to you at closing. The commission follows the structure commonly used in Alberta: 7% on the first $100,000 and 3% on the rest. The buyer pays it, and it's shared between the buyer's agent, Windfal, and you. If you join during our Edmonton launch, you receive 31.25% of it. For example, on a $500,000 Windfal Price, the total commission is $19,000. Your share is $5,937.50, so you receive $505,937.50 at closing.
Who pays the commission?
The commission is added on top of your Windfal Price and is part of what the buyer pays for your home. It never comes out of your price.
Can I change my price or remove my home?
Yes. You can change your Windfal Price whenever you like from your dashboard. To remove your home, delete your profile, and your home will no longer be visible to agents.
What homes qualify?
Single-family homes, duplexes, triplexes, and townhomes, including townhomes in a condo complex, anywhere in the Edmonton metro and surrounding communities. Homes in apartment buildings aren't eligible yet, but are coming soon.
